About the Building

Glenman was chosen by Brent Council to build an Assisted Living Development at Clement Close, Willesden Green due to our vast experience and knowledge of new build. Designed and built to embrace an alternative to residential care, this new development will provide end users with a charming neighbourhood, as well as stylish and comfortable apartments with assistive and advanced technology. Unlike traditional home models, Clement Close is designed to give end users with sensory impairments, the opportunity to live independently in apartments, which will respond to their specific and changing needs.














Clement Close is a three-storey assisted living block located in Brent, one of the most diverse boroughs in London. The scheme comprises the construction of twelve, one-bed units, a communal lounge/dining room, offices on the ground floor and external garden area. Each apartment provides a generous 56m² floor space. Collaborative working, planning and management were fundamental to the success of this project. The demanding construction programme included careful logistics planning on an infill site, tree protection and continual liaison with the neighbours and an adjoining school.


The apartments were designed not only with outstanding attention to detail but also with consideration in mind for end users. For example, with accessibility and maximising independent living at the forefront of the design, these spacious apartments allow easy access from one room to another, walk-in showers and adapted kitchens.

Each new home features colour contrast rooms, fire alarm flashing beacons, assistive technology and video entry phone systems. Moreover, the innovative design and layout of the lounge allow fluidity throughout the building, for instance, connecting the kitchen to the landscaped externals will enable the inhabitants to move easily throughout living spaces and enjoy the pleasant garden view.

Construction methods

Lean construction is a key priority for Glenman. Careful attention was paid to material selection, sample production, material logistics and storage on site to maximise logistical efficiency and minimise on-site wastage. Glenman’s team understands the importance of delivering high-quality workmanship and aesthetic features to support the desire for more independent living by the occupants.

Our project management team implemented robust quality control measures to deliver the specification required and building regulation compliance. Our careful thought and experience of  planning assisted living units with integrated living in mind, led to Glenman achieving a “Very Good” Considerate Constructor rating for Respecting the Community.Construction materials and systems used for this project included:


  • Reinforced concrete frame on 23m deep piled foundations formed of 74 Continuous Flight Auger piles
  • Traditional brickwork façade in three colours: Ibstock Throckley Smooth Grey, Ibstock Cheddar Golden, and Ibstock Tradesman Antique Grey
  • Aluminium double glazed windows, a combination of Polyester Powder Coating (PPC) and opaque insulated glass utilised for their high insulation properties
  • Internally, a communal underfloor heating system served by a ground floor plant room
  • Heating and ventilation systems
  • Highly energy efficient boilers

According to Brent Council, the system will contribute savings of nearly £200k per annum towards the council’s New Accommodation for Independent Living programme, which allows tenants to live more independently while being adequately supported.

The Brent Cabinet Member for Community Wellbeing, Cllr Krupesh Hirani, praised the scheme, in a recent press release, saying: “The scheme is a great step forward of what Brent can offer to disabled people with a range of needs. By embracing technological progress, we are providing much-needed personalised accommodation, which would have not been possible before. I am proud of the high standard of design at Clement Close, and I look forward to welcoming tenants to quality homes where they can enjoy active health and more control on how they live.”
