										<content:encoded><![CDATA[<p>Refurbishment and conversion works to an existing dilapidated hall into a boxing facility for Newham Boys Boxing Club due to a relocation programme. Works include strip-out/demolition, roof covering renewal and insulation, M&amp;E re-fit, structural alterations, flat roof re-covering, new windows, concrete repairs, damp remedial works, kitchenette and bathroom installation, construction of a mezzanine floor, masonry repairs, etc.</p>
<p>Site 2: Works to Plaistow Community Centre (which was done first). Refurbishment and reconfiguration works to an existing community Centre to provide a temporary boxing facility for Newham Boys Boxing Club. Works included strip-out, making good, installation of boxing equipment, reconfiguration of welfare facilities, and reinstatement works upon completion of Site 1 works.</p>
<p>Strip back of the existing structure housing the store and back office, toilets and bar area. Refresh all external joinery cladding panels. Roof repairs. Fit-out to male and female toilets. Upgrade covered yard, resurface resin bound finishes and plank boundary fence, renew seating and tables.</p>
<p>Partial completion of these works was taken on 10th Feb 2023.</p>

										<content:encoded><![CDATA[<p>Construction of a 25 bedroom hotel and conference centre, including a 20m high viewing tower, restaurant, craft shop and new petrol filling station (Total area 3900m²). The 20m high viewing tower gives views stretching for miles in every direction overlooking the natural forest landscape and the famous Twelve Bens Mountains.</p>
<p>Due to the ground conditions; the landscape consisting of a mixture of peat bog and rock, the building foundation were specially designed, and consisted of a mixture of raft and strip foundations, and piles constructed in a variety of depths ranging from 6m &#8211; 30m. To provide further stability, the drainage system was also piled to ensure durability/security.</p>
<p>Locally mined marble used inside the hotel reception to construct the countertops. Further build features of this new hotel included:</p>
<ul>
<li>In-situ reinforced concrete structure with blockwork infill</li>
<li>Mixture of piled, raft and strip foundations used to overcome mixed ground conditions of peat and rock</li>
<li>Structural steel and timber roof</li>
<li>Limestone finish to exterior (locally sourced stone)</li>
<li>Bar and restaurant</li>
<li>Timber finish in craft shop, bar and function rooms</li>

										<content:encoded><![CDATA[<p>This project consisted of the conversion of an existing building to a new 40-bedroom 4 star hotel. Maintaining the existing facade of the front elevation  and building a complete in situ concrete structure four floors above the existing award winning restaurant and bar and all of their catering facilities. All of these works were carried out under the live occupancy of the bar and restaurant facilities and that of the delivery services that had to be maintained to the premises. Building works were carried out successfully to a high standard with the liaison of Glenman staff, the project management team and the client&#8217;s personnel and was completed to programme.</p>

<p>Delivery<br />
This project was carried out on a tight confined site on a busy Dublin city street which involved restricted access. The façade of the building is a protected structure and as such it was a key requirement to protect this element of the building. This was maintained throughout the project.</p>

										<content:encoded><![CDATA[<p>The Arches hotel was constructed as part of the Cois Chlair development, a mixed-used retail and commercial Centre. The hotel is situated on the N17 road, a 10 minute drive from Galway City Centre.</p>
<p>The hotel is a three-storey building with 21 guest rooms on the first and second floors, and reception, dining hall and bar on the ground floor. Special features include stone cladding to the building exterior, with a glazed link to a stone clad feature tower, incorporating the reception area at ground floor, and main staircase to the upper floors.</p>
<p>The River Clare runs through the village (stretching across the counties of Galway and Mayo), and the name of the hotel was inspired by the recently renovated nine-arched bridge over the river, originally constructed in the early 1700s using local stone. This three star rated hotel was finished to a high standard, with a quality aesthetic look and feel, and delivered in line with the budget set out by the client. Constructed using load-bearing concrete blockwork and hollowcore floors.  Interior finishes also included oak joinery and skirting throughout, and an oak reception desk with marble top.</p>
<p>Build Features<br />
The hotels roof was constructed using composite panel, which is a material well known for its high U-Value properties, and traditionally used in the construction of residential properties and eco developments. Offering combined strength and rigidity with high performance, this particular feature of the build has been highly successful, and has been repeated on other similar commercial construction projects.</p>
<p>The roof of the hotel and U-Block features a number of arches, and attic windows. The timber was cut on site and a Kingspan insulated sheet used in lieu of concrete tiles, thus providing a cost effective product which could be fitted in a shorter time period than traditional methods of roofing.</p>
